Pricing: roof, facade, window and paving cleaning
Work at height is priced by area, height and access method, so the rate per metre differs from building to building. Below you will find the units each job is charged in, what pushes the price up or down, and how quickly you can get an exact figure for your building.

Rates are added once agreed with the client. We prepare an exact price for your building from photos or a site visit, usually within 24 hours.
What sets the price
- Area or length, meaning how many square metres of facade or roof, or linear metres of ledge, are involved.
- Height and floor level, because reaching upper floors means more preparation and fall protection.
- Access method, meaning whether the work can be done by rope, from a platform, or needs scaffolding.
- Type and condition of the surface, since delicate render or a heavily overgrown roof needs a different method.
- Level of soiling, usually the biggest difference between two jobs of the same size.
- Securing the surroundings, if the work is above a pavement, entrance or car park.
- One-off job versus a regular service, which works out cheaper per visit.
Why a price per metre tells you little on its own
The lowest price per metre becomes the most expensive one when the work has to be repeated a year later. On facades and roofs, the difference between a wash and a treatment against algae regrowth is several years of durability, even though on paper it is the same line item.
So when comparing quotes, look at what is included: substrate preparation, travel, securing the work area, waste disposal, and whether the price changes when more work turns up on site.
Roof cleaning and roof coating prices
Roof cleaning is charged per square metre of roof, and the main price drivers are the pitch, the type of covering and how deeply the moss has taken hold. Concrete tiles behave differently from clay, and sheet metal is cleaned differently from fibre cement.
Roof coating and impregnation are separate items that follow the cleaning. The covering has to be clean and dry before coating, so the price always includes that preparation. On a metal roof, anti-corrosion preparation is added.
Facade cleaning and facade painting prices
The price of facade cleaning follows from the area, the height and the surface. The decisive question is whether controlled water pressure is enough or whether a chemical treatment against algae is needed, which extends how long the result lasts.
Facade painting is charged per square metre and the rate covers substrate preparation, priming and the coating itself. Local repairs and joint sealing are instead priced per linear metre, because the work covers a specific crack or joint rather than the whole wall.
Window cleaning prices
Window cleaning is charged per square metre of glass. The price depends on whether the work can be done from inside, from a telescopic pole or needs rope access, and on whether frames, sills and blinds are included.
For residential and office buildings it is worth asking for a regular service rate. Repeat cleaning costs less per metre than a one-off, because the setup and survey are not paid for every time.
Lightning conductor and core drilling prices
A lightning conductor is not priced per metre but by the extent of the system, meaning the number of air terminals, the length of the down conductors and the earthing method. We price the installation work carried out by rope access; the inspection and testing is performed and charged separately by a certified technician.
Core drilling is charged per penetration, with the price set by the bore diameter, the thickness of the structure and the material being drilled.
Bird barrier prices
Pigeon spikes are charged per linear metre of protected ledge, netting per square metre of closed opening. The price always includes cleaning and disinfecting the surface first, because a barrier is never fitted over droppings.
How to get an exact price
Photos are the fastest route. Take a shot of the building from a distance so the height and access are visible, then a close-up of the area to be treated. Add rough dimensions and the floor level. On that basis we can usually prepare a no-obligation quote within 24 hours.
For larger jobs and apartment blocks we come for a site survey. The survey is free of obligation and it also keeps items out of the quote that your building does not actually need.

For managers and owners' associations we prepare the quote in a form you can put to a meeting or a written vote, itemised by scope. Work on the common parts of a building is usually paid from the repair fund.

How much does high-rise cleaning cost?
The price is set by area, height, surface type and access method, so every quote is tailored. Send photos of the building and rough dimensions and we will prepare a no-obligation quote, usually within 24 hours.
Is the site survey charged for?
No, both the survey and the quote are free and without obligation. For smaller jobs photos are often enough and no survey is needed.
Why is there no fixed price per metre?
Because the same area can mean completely different work. An overgrown north-facing apartment block wall above a pavement and a smooth family-house wall have the same square metres but need a different method, different time and different site protection.
Can the price change during the work?
The quote holds for the agreed scope. If something turns up on site that the photos did not show, such as damaged roof covering or a crack in the facade, we contact you and agree it before going ahead.
Does a regular service work out cheaper?
Yes. For repeat window cleaning or regular building upkeep the price per metre is lower than for a one-off job, because the setup and survey are not repeated every time.
